- How would you assess the current real estate market in Croatia, Zagreb, and how do you expect it to develop over the next year (supply, prices, etc.)?
The market in Zagreb is very active and dynamic. Demand still exceeds supply. There are not enough new developments; around 3,000 apartments are built annually, which is far from sufficient to meet market needs. There is a chronic shortage of affordable housing, but also of premium projects. No significant changes are expected in the coming period considering the continued availability of favourable loans, inflation, and the lack of alternative investment options.
- When it comes to supply, what does your agency offer in terms of properties suitable for diplomatic missions, embassies, ambassadors’ residences, and consulates?
We have an excellent selection of apartments and houses suitable for diplomats. One notable aspect of the Zagreb market is that owners of high-end properties usually do not want their apartments or houses listed publicly, but prefer targeted offers to potential buyers and tenants. As a result, most of our premium listings are not visible on our website.
- What are the requirements of diplomatic clients when looking for a property, what are the specific needs, and what do you pay particular attention to?
It depends on the country as well as the role of the individual in the embassy. Properties near embassies, in residential areas of the city, and close to international schools are most in demand. This is why there is high interest in apartments located in Središće and Knežija.
- 5. Where does the real estate market in Croatia stand compared to neighbouring countries and similar EU countries, and what are our advantages and disadvantages in relation to them?
At this moment, the Croatian market is very similar to the markets in neighbouring countries, unlike some important markets for us such as Germany and Austria, which are experiencing stagnation in transactions and a slight price correction. Our advantages include the fact that we are not experiencing an economic crisis like they are, and we have low interest rates on housing loans. Construction is limited, so demand exceeds supply. The downside is that our market lacks large-scale residential projects and luxury resorts, which are present in some neighbouring countries.
